.: Whats the process to put these people in collections ?

I though the benefit of having this membership structure was to cancel the subscription (eviction) without have the traditional lengthy process.

That said, sometime these clients don't want to deal with shopping the debt at all - and fully dedicate the debt brokerage process to us.

I'm in the process of completing my first BRRRR and though I know the money is sitting there in equity, it's hard to watch the money leave my account!

Write out clear SOPs for every process, hire great team members, and hold them accountable.

Investors made offers to other investors to be bought out at 75 cents on the dollar (pretty normal process in trust deed lending - either stay in the deal until the end - or get out now at a discount.)

The property either has to go through the tax sale process, receivership, or some other program (donation, etc.) to have the liens abated. 

I don't think it should matter if the deal is seller financed, cash, or hard money; the title search and insurance process should be the same.

But is it possible in that process to account for the 100hrs (I thought it was 100hrs or is it 150 hrs?)

Having one can definitely speed up your process, especially when considering a HELOC or bringing on investors.
