As an agent, I personally would love to hear your thoughts on how the implementation of AI will affect agents system processes or how it already has, however I would love to hear about it's impact in all facets of real estate.Apologies if this is a repeat post, I haven't searched much on the forums for this yet. 

Typically Conventional will end 42% of DTI and FHA can get up to 51% DTI (and based on your credit score I think you should stretch to that 51%) Just a few things to start thinking about as you are working through the process. 

Points and loan details are TBD still as we're just getting the tentative process down on paper as we wade into the details. 

We do it up the hill Reno and with a good agent they can give you all the options and guide you through the process.

At the end of the day, your servicer is there to keep your loan compliant and to process and apply payments.

All beginners want to jump start the process... but real estate is really a get rich slowly process.  

All funds process through various channels but the PMS (with trust accounting which is very important) keep track of all the funds and then we disburse monthly to the owner. 

I just bought a house that I could afford, did what I could to create equity and tried to repeat that process when I had an opportunity.

As pet lovers ourselves, we typically like to meet your pets at some point in the process, too.

A good score is an easy "yes", but a bad score is an "ask more questions" in my process.
