Pretty much all of the buy side deals we do are competitive with multiple offers, so sometimes it is just about knowing the agent on the other side and having that pre existing relationship so your offer can get selected.

Only....now I'm almost 48...and...sure enough...I spent all that mutual fund money on offspring higher education...and...my term policy is up...and if you have certain pre-existing conditions...well that's another story about outliving your TERM and NOT being 100% passively wealthy (yeah, life is like chutes & ladders)!

However, more often than not, when we acquire a small multi family say 4. 6. or 8 units, you already inherit a bunch of pre-existing installations, coax, CAT, old phone wires, some being used, some abandoned (but you don't know they are), and they all go into the dark attic.Unless one is willing to leave all that in place, and install brand new home run wiring to all those locations but leave them unused until there is a vacancy when you can properly enter the unit to do all the hook up properly, it is not an easy thing to plan.
