Hi Brie, Some things I always recommend are to walk the tenant to their vehicle after you show the property or hand deliver a lease to their current rental to have a better idea of their cleanliness and how they treat their personal property. 

One you have a strategy, you can work with the advisor to decide on which real estate vehicles can help you going forward like what @Jay Hinrichs suggested.

More and more companies will not insure anything with asbestos siding.I ended up moving all my properties and vehicles to a new company, but had to get a completely different company for the property with asbestos. 

If it arrived on wheels, it's manufactured, has (or had) a  vehicle title, and is financed under special programs for manufactured homes - because of its default risk.If it arrived on a flatbed truck, it was rolled onto the foundation and - for financing purposes - it is the SAME as a stick built home.   

That will let them know that someone knows you are there and will be reaching out to you soon.When I show rental properties to perspective tenants, I look out the front window when the vehicle arrives and text my wife the license plate number or vehicle description.

It is precisely after this time when an investment really starts to show you how it is going to perform and a Turnkey company has to earn its' reputation.

As no debt investment, I think Real Estate might not be the best Vehicle.

Both of my rental houses are doing well producing good cash flow, but back in my back of my head, I'm telling myself another rent house will be a smart decision, but that's hasn’t not happening till 6 more months and I know vehicles are bad investments but when do we start enjoying ourselves
