However, vacancy is low (<4% much the past decade, though up considerable in the past couple of years with over 400 new unit coming on-line)After observing Saint John for a few years, we finally took the plunge in 2016.  

You're absolutely correct with your observation.

My observation thus far has been that most of my seller leads that call are fully aware or have the presumption that I am an investor.  

It is quite a bit easier to observe risk in liquid markets with well-defined covariances than it is when using illiquid projects like real estate.  

This same concept goes right along with finding a preferred type of tenant, in my observation certain locations near me draw a certain type of tenant that I would prefer to not rent to.

Since then, I've observed it with pretty much everybody.  

I'm not so naive as to think the gun will save my butt in an up-close-and-personal situation but it does give me the confidence to not be scared and a victim and serves as a constant reminder to be observant and vigilant about my surroundings.  

Also not going to rush into getting 2nd floor onto a 12 month lease until I can observe more about their interactions with other tenants.

Specific requirements must be observed and the burden is entirely on the seller to do so.
