Turn on faucets, showers, look at how the toilets are installed, are they wobbly, EVERYTHING.

Any help would greatly be appreciated in seeing the bigger picture roadmap here for how to turn this small MFH house hacking into something far greater.

@Kyle Kline“Investing for equity and not cash flow” doesn’t mean “buy properties that don’t cash flow.”To me, invest for equity not cash flow means that the PRIMARY reason to invest is for equity growth and an increase in net worth and NOT cash flow.I’ve been investing for over 40 years and while cash flow is important, it’s not why invest.A property must be self supporting ie produce enough cash flow to cover debt service, operational expenses including repairs and replacements.

So the HOA is at fault there. the way these get over turned is through litigation not the country supervisors cancelling the sale they have no power to do that only a Judge does.

back then, it was not whether you would make a lot of money as mych as if there was a different purchase that would produce a better return.

Hoping to place tenants on the first floor as close to move in as possible (1st floor unit is modern and doesn't need any work), then quickly make the repairs on the 1 bedroom unit to update and turn into a 2 bedroom and get that rented as soon as that is done.
