AND just because you have experience and a “good deal” doesn’t mean you will be successful trying to syndicate the deal.The first criteria is does the sponsor have the general knowledge and experience in real estate, and the specific knowledge and experience in the property type/location to give the project the best shot at success?

I would recommend fixing it yourself to avoid any liability from the tenant and then try to get the HOA to reimburse you.

That said, if you feel you want to go above and beyond, then could could try contacting some of these apartment complexes directly and confirm her story with them but if you can easily find another qualified applicant why would you take on this work and additional risk.
