Hi Patrick,I am looking to identify hard money lenders and private money lenders, as well as seeking advice on how to begin funding the first few deals we take on (or if we should even use outside capital initially) My personal credit has been a 15 year battle (due to 2 divorces, multiple identity theft incidents, and most recently a breach of contract dispute with a creditor (they want me to keep paying them but not provide agreed upon services).

If they're in the same state, that will make your legal team more streamlined, but otherwise, you have to form all new vendor teams when assets are scattered across multiple MSAs & states.

Could any of you please advise us (not legal I understand) if setting up an LLC or these homes in a trust, etc would be beneficial?

My point is cash has no exclusivity on being legally clean and far from it.

If the tenants are on contract, you will inherit that low income until the lease is up.

Some approaches felt legally and ethically questionable, particularly for someone trying to transition quickly out of a 9-to-5 role.
