If you've given the tenant a discount, you've lost income.If you are going to offer a discount for a full year of rent paid in advance, I recommend you have an attorney draw up a strong clause that says the tenant forfeits the discount if they leave early. 

Thinking in terms of the estate I leave my heirs, and the risk inherent in my investment portfolio.  

However, if you do not have experience and know what you need - leave it up the pros.  

This may be the case to either leave cash in the deal or if you are unable to cover the payoff of the first mortgage, you may have to sell.
