Hi Jordi, The conditions of city neighborhoods have not changed much from opinions previously stated on this thread by my fellow local investors.

Trash pickup - bags on the street in MO vs bins in KSRoad conditions and plowing - better roads and more frequent plowing in KS Years of construction - Kansas is mostly 1960s and newer, MO has the older buildings - 1900s and newer.

While the numbers they provide might make sense under specific conditions, it’s always a good idea to apply a more conservative approach to ensure you’re prepared for the unexpected.For vacancy, the tenancy averages they’ve shared (3.8 years for C class and 6+ years for B- class) aren’t out of the realm of possibility, but I’d treat them with caution.

All my peers and clients who previously bought tax sale properties moved away from the strategy a number of years ago so I don't have any recent experiences to go off of,  but wouldn't be surprised if the lead time is longer this time of year due to the holidays. 

This is sales and marketing.. no one leads with Nope we have not paid as agreed..

Booking lead time has been dramatically dropping over the last couple of years, and people booking week of is becoming more common, especially for smaller places. 

I found a seller who is motivated to sell his property at a pretty steep discount.My plan is to put the property in escrow on an executory contract/land contract with the condition that the title will transfer once the seller receives his funds.

But if the lease terms are murky, if renewal conditions aren’t guarenteed, or if the airport authority could dramatically shift the deal down the line, then you should be asking for a discount..or at least some protective clauses in the contract.I’m curious... if you were to step into this kind of leasehold now, how do you think you’d explain the upside to your future buyers or partners when you eventually decide to exit?

We've pre-leased ~225 beds out ~240 already for next year and 90% of our leads come from that.
