1.Knock the door.2.Skip trace the owner.Just a thought....if you can in fact buy at the tax sale you may get it cheaper and with non-governmental liens wiped out....but perhaps with a right of redemption.Before the sale you might pay more, but then maybe you are the only bidder and no redemption period.

Newbs tend to get nervous and scrap an underperforming ad, not knowing that the difference of changing the ad image or the opening line of text or the call to action button (literally just one of those) can make the difference between an underperforming ad and one that knocks it out of the park—It’s crazy!

I’m in the process of buying my first home, I have two strong options one has been on the market for about a year and is a 2 family with 3 beds in each unit listed at 149,900$ also has a finished attic but needs new siding (estimate about 14-18k).The second is also a 2 family listed at 129,900$ one unit has 1 bedroom the other unit is 3bed room home needs no work except garage needs to be rebuilt or knocked down (which I would prefer to rebuild)  which in estimating to be at least 15k.
