Obviously if you’ve done this before you likely have a method you prefer for dealing with these types of things.

I don't feel like I weighed all my options before purchasing because I was on a tight timeline - so for my next deal this is my question for you: If you're just getting started on your first flip and you had ANY funding source available to you - what would be your recommendations of top 4 funding sources in order of your preference? 

I've met plenty of individuals with far more experience than me who have offered referrals, advice and so on but I'm looking for more handholding than is reasonable to ask for someone to provide for free.

It seems like it basically up to you to do the math on how much more you will potentially make selling each unit individually and then deciding if that extra $$$ is worth the number of extra hours you will spend.

Normally, the transfer of a loan from an individual to an LLC will lead to a due on sale clause. 

I know others prefer doing it all themselves.

I do prefer EDEN, they are about 2 weeks Done.

I don't go above 70% generally and prefer mid or low 60s.
