You will need to live there for at least a year after making that purchase and there are rules about how you can move out.

Note local rules could be more extreme.  

So with another 100K in construction/fix up cost bringing the total to 500K it meets the 1% rule, obviously I would do more underwriting but I need to be solid on those comps.

I am within the rules of the Florida statute regarding security cameras and not recording conversations. 

I also just generally compared to the 1% rule. 

ALL mine are 2, 3 %ish rule, all in 75k, rent will be 1700, All in 90K, rent will be 1800- 2k, all in MH 95k, rent will be 1700ish, 1% is VERY easy.BTW NEVER buy the prop just because its the 1% rule, MASSIVE mistake.

The average build cost is nearly identical but the lower price range nets out 308 builds in ten years vs 303 with conventional algorithms.
