I am not a plumber, but I have had my fair share of this, and most of the time, you can hire a plumber to snake & jet the line.

I completely agree, was mostly asking if these newer websites offer a faster or better process then checking records or hiring a title company. thanks! 

You can also hire a Registered Agent in your state to do it all for less than an attorney would cost. 

This is not a "real estate rental income" activity as defined by the IRS, so whether you are a REP or not, you can take this benefit.All of this is separate from a QOZ Investment, which would require you to first recognize a capital gain from another source (say a stock sale), invest that gain, hold it in a Corporate or Partnership structure (likely partnership), meeting the substantial improvement qualifications of being a QOZB, and then yes, you get to avoid the depreciation recapture at the end of the 10 year hold period, at least for the portion of your investment attributable to the original gain that you invested in the project. 

Does anybody have any advice on what to put on a contract when hiring a GC?

Once you find a property, hire a professional property manager who can make sure you comply with the laws and get you great tenants so you can build long-term wealth! 

I also want to spread the good word about why the industry should hire veterans. 

I hired a contractor who was recommended to me from the agency who sold me the home. 

This is more common for commercial (5+ units, often lenders in this category want the owner/operator to have experience self managing or hire professional management), and not very common 4 units and under, IME.  

I’m not looking to be the GC (obv) on this and will be hiring a GC.
