People do it all day every day and that's a strategy some folks live by, but as someone who's been on both sides of a deal I can tell you everyone is a lot happier at the end if the expectation of a low price happens early.

My other transactions, both buyer and listing sides, have come from my sphere of influence (people I knew before being licensed), networking at local meetups, word of mouth from previous clients, setting up a referral agreement with a licensed flipper/wholesaler I know to list the not-quite-off-market level houses, and some limited direct marketing.

Of course there are some legal steps that have to be performed precisely (or the process can take awhile).There is nothing that makes me happier then the shine in someones eye when you agree to finance the property when the banks would not... but at the end of the day, it has to make financial sense for the both of us.Hope this helps!
