I love that you rented two of your bedrooms as mid term and short term rentals and made enough to pay for the mortgage and now you are going to use the rental income to show you can qualify for another property.This is an excellent strategy and one more people should consider doing in this inflationary environment to offset the biggest cost in their budget--housing.As you rightly point out, you can use this strategy with every house you buy accumulating a portfolio of houses that you originally started out living in as a primary residence every two years.Well done and more people should consider doing the same, or rent their garage, or shed, or a boat, or an extra car.Love it!

(We were planning to move back to our rental and rent our primary due to higher rents so started to rehab the primary then found out insurance would not insure us due to the high fire risks if we changed so ended up rehabbing both houses and burned the savings).Our dilema is we don’t want to sell either of our current houses due to excellent locations and appreciation potential but want to progress with more rentals.

If you are looking for someone to teach you syndication, a common thread is to start a thought leadership platform: podcast, post on LinkedIn, post on BP, create YouTube content.I would say, if you have almost no understanding of what Cap rates are, the basics of underwriting and excel modeling, how to find brokers, etc a mentor can help accelerate your learning.

I'm going to ride it out here for a bit on Avail because of the features I mentioned and their excellent customer service, but not driving tenants to my listings could result in thousands of dollars being left on the table.

Plenty of attorneys in DFW area.You can also use a realtor to lease your property and they can use the TAR lease which is an excellent leases that most attorney's realtors and judges will recognize.
