that we’ve learned in our 24 years, managing almost 700 doors across the Metro Detroit area, including almost 100 S8 leases.

If you own a 7 Eleven- Do you want an 812 on the opposing corner, and a 913 right next door to you, and a 1014 down the block all within walking distance of each other?

. ($1300 for plans if only a wall--I pay $3500 for a site visit by them and close to full gut of kitchen/baths/door moves/wall removals)  Do not skip the permit!!!!  

Honestly, In the grand scheme of things, either option is going to be fine.If your goal is # of doors, then use the lever, if your goal is increased cashflow in retirement make the extra payment I'd say.If you really want to make more payments, make biweekly payments of half your monthly mortgage ;)You wont feel it as much.

I have true cashflow between 300 and 500 per door right now on properties I'm picking up between 72 and 90k. 

I personally invest here in Columbus and have 4 doors.

I have redone the foundation, all new electric, all new plumbing (PVC to the street), all new kitchen, added a bath, new flooring, all new windows/doors, updated all insulated while walls were open for electrical, new furnace/AC, new siding.
