It's a dog.   

I don't think the tenant is in the property anymore, but I'm in need of an urgent transition.  

She is claiming it is a service dog in training.

My accountant won’t let me right off my dog or my trips to Thailand.

I'd like to pay off my equity note right away, but it's not an urgent need, as long as buyer's payments cover my monthly nut ($250 equity loan, $300 taxes, $75 HOA).This seems like a puzzle to me - all the pieces are on the table, I just can't see how to fit them all together to complete the task.

I think if you give advice you'd just be "feeding the stray dog" and might get pulled into something that is not your issue.  

Total mortgage is 1180 and it needs a new roof, not urgent no leaks but it's ready for one.
