That property you thought was a higher cap rate in another market not local to you is now a dog sucking the cash flow dry and you might even have to add money to it just to keep it afloat.These sellers tend to slam tenants in and there is no long term history of occupancy at the building and payments on time by the tenants.

The property rental insurance (landlord insurance) and my personal umbrella policy cover me for my current involvement in my properties.We discussed liability, slander, libel, broken legs, dog bites, defamation, etc., as it applies to being a landlord.

Our second business, Paw Print Properties, is an LLC with which we plan to buy homes in need of work in up-and-coming areas of West Michigan, then update them to be cat and dog friendly.

There's a lot of preditory behavior in this sale scenario as well. 

I'm willing to go bird-dogging, fix your coffee, whatever it takes to become successful in this business.

No police report.A side note is I discovered these tenants had 3 unauthorized dogs in the house a few weeks ago and served them notice of lease violation.  

The sheer cost and volume of massive ongoing direct mail, bird dogging, etc that goes into what they do is a serious effort and one to be respected.
