None of those behaviors fit my definition of sweet or cooperative.Here's what I would do if I were in your shoes: if you haven't already served written notice, it's too late for January and you'll have to be satisfied with terminating their lease at the end of February.

What exactly that behavior is I haven't clarified yet, but I am guessing things like stomping around upstairs etc.Tenant A wants to know what their options are for breaking the lease, mainly how much notice would we need, and they have not found a new place yet- this is a college town and classes start next week so finding a place will be difficult.

Since they are ultimately the person that knows their character, and knows their past behavior that is the best person that you can ask because they have no reason to tell you something that is not true.

Not sure if it is state or federal, but if a turn down decision is made based on info in the credit report, landlords are required to declare that (but not what the specific reason is, there is a standard form that can be used) and give them the info to contact the credit bureaus themselves.We have no evictions as a stated criteria, but applicants don't always realize that there past poor behavior went far enough in the court system to be on the credit report.
