Usually the property does most of the talking for itself.Showing is a skill, and there is no doubt an inept showing can prevent a sale/rental, but the hard reality is no amount of fluffing and expert salesmanship is going to get a buyer/renter to bite if you're asking too much $ for the condition/size/location/etc.So knowing that the property should speak for itself, your goal needs to be to let it do so.Make sure it is staged well and is well-lit.

It seems like from your description of how close your buddy’s trailer is, the second lit away, this is too narrow to build anything on, hence low/zero assessed value.
