The photos and description highlight all the character of a home of that age, beautiful hardwood floors, huge crown molding, several original fireplaces, ballroom converted into a huge well lit studio apartment. 

And hearing Ben’s thoughts on relocation and the market, and ultimately a very successful House Hack in Arizona just lit a fire.

Usually the property does most of the talking for itself.Showing is a skill, and there is no doubt an inept showing can prevent a sale/rental, but the hard reality is no amount of fluffing and expert salesmanship is going to get a buyer/renter to bite if you're asking too much $ for the condition/size/location/etc.So knowing that the property should speak for itself, your goal needs to be to let it do so.Make sure it is staged well and is well-lit.  

Make sure you have plenty of nice photos of well-lit rooms and a good write-up for your ads.

It seems like from your description of how close your buddy’s trailer is, the second lit away, this is too narrow to build anything on, hence low/zero assessed value.

I'm trying to post a question in the Landlord and Tenant forums but the "Post" button in the upper right is not lit up.

I can say looking at the P&L its a profitable industry.
