I personally built & own a 12 unit, 100% occupied (for last 3 years) multi-family , with 10.5 % cap, $115K gross inc, on 3 visually appealing acres, located within 3 minutes of a major military base (yet I have 50% "civilian tenant ratio"-thus my tenant base is diversified), 8 minutes from a recreational lake & tourist destination.

This was a cold call (off market) deal and we have taken a mom and pop hotel and added value in many ways, increased occupancy and ADR (average daily rate), integrated with OTAs (online travel agencies) and increased marketing efforts to emphasize the strengths of the property as a destination for tourists visiting our region.

@Michael Greenberg, Sonoma has become so known for being a travel/tourist destination, they started limiting the option to have an air BNB due to multiple complaints from the local homeowners and residents about the amounts of traffic and other areas that had been severely impacted by all the visitors.

Seems to me cash out refinance is the way to go, keeping more money in my pocket, and readjusting the cash flow of existing property to fit a specific income threshold over time to minimize income taxes in retirement (Right now my taxable income is in the low to mid six figures but in retirement I plan on keeping my realized investment income low so I am free of capital gains taxes).Plus this way I can always come back to the Seattle area and move into one of my rentals if my retirement destination (Florida) doesn't work out.
