I should mention that off market deal I described, that's actually from a wholesaler who is supposed to know the numbers an investor wants...

Every deal is different but I did just what you are describing about 10 years ago.

He said he didn't even know he still owned that property, I had to repeat the address like 5 times and describe it before he remembered.

@David Sanford....what you are describing would be perfect for me. can you share your lender?

You don't need to pitch phantom deals, you just need to describe you track record, explain how your prior investors have made out, and tell them how you will structure a deal. 

I was able to acquire a few tax deed properties similar to what you described.

I'm particularly stuck on the portion asking for "describe your business."

Your description is a 3-story on the last page, but describes as "Flats" on the first page?...
