FidelFidel,When I saw your question I got interested as most Canadian investors are rather running away (or pausing) from investing in RE in Canada.But to help in your journey, here's what I can share mostly from either my personal experience or discussion with relevant professionals.

I personally try to avoid extroverts because they are often incompetent and irritating.There's a difference between being an extrovert and being charismatic.

All it ends up being is one person saying "Is not!"

Personally I think there are good loans out there but people look for the "perfect" loan that fits their buy box and meets a desired return - which the return is going to be based on risk.So for many you cannot have your cake and eat it too. thoughts?

Proper time tracking and logs are critical for demonstrating compliance with this rule.I've only seen one person with a W-2 qualify for reps, and that was from a tax court case where people had to come in in person and attest to his hard work.

First of all, my personal credit was a very good at 735 midscore. 100% financed tidied it up just a little bit more with  just cleaning up a couple of things on my credit.

Personally, I just rip it down.

I'm thinking now though that it may be more appropriate to attempt that a little further on down the road once my own personal risk tolerance could accept it.
