From my business life, I would have put these as subjects or contingencies in the contract such that if the conditions were not met, the contract would be null and void.The specific conditions I wanted added as contingencies were as follows:Contingent on verifications of all conditions as represented by the seller.

They want $375k, which is laughable, as a recent comp with the sq. footage fixed up and with a pool is like 425k..I offered $200k, quick close as is, but with inspection contingency... agent responds that they owe more than that, no point in countering. 

I originally cherrypicked 12 units at 450,000 contingent on any outstanding repairs needed .

Make sure you include zoning in your contract contingencies.
