In my opinion, it's a pretty big deal to me (as an agent) to be able to say I own and don't rent, and not need the commission because my cost of living is low.

Either I rent it and self manage to recoup some of the past loss and start making money right away with the possibility of tenants trashing it or sell and lose more money on realtor commission and closing cost or find a cash buyer at the right price?

the commission for the real estate agent is covered by the seller and prenegotiated. if they don't have an agent you could use a real estate attorney.

If the real estate agent LLC member transacts the deal, they'll likely have a commission split with their brokerage.

If you want to try living in this place as you renovate the only bathroom -- that's not to work for at least when you're doing the floor (because the commode will be out of commission) and when you're doing the tub/shower (because this will take significantly more time in most cases).
