The main hindrance you may have is that owner-OCCUPIERS will also be looking at 4-plexes seriously (so as to house-hack like clever BP members), and if ALL the units have solid lengthy leases, that's a problem for them; therefore, you.So, I can envisage that your BEST Offer might be hindered not by a shoddy unit, but by its LEASE!

You can make your rental more competitive (if others lack them) or be on par with the comparable rentals.As to the CONS: Yes, there is the initial and ongoing costs.Sometimes you may feel like an appliance repair person (or that you are funding one's retirement), but there are some clever clauses and practices some on BP use to shift some costs for appliances and for damage (beyond normal wear and tear) back to the tenants.It is one more thing to maintain, clean, and account for as a landlord.

You need to nail down your pro forma, not just cogs and payroll, but think pest control, maintenance, capex, linen rental, menu printing, advertising, cleaning, dish washer rental, Hvac repairs, soda and draft line cleaning, utilities, POS system, security system, etc.
