I don't mean anything against the sterling members of this site, but I absolutely wouldn't build my business around any "loopholes" in the law offered by someone on the internet whose credentials I don't know and who risks nothing by saying whatever they want about legal issues.

A single member LLC is not as big of a deal, but once there is a partner involved, an attorney needs to be as well.

Hi BP members,I have a 4 year tenant that has be fine, no problems and always paid on time.

Thankfully with the help of OTHER BP members we have found a few routes forward.  

I have already created a single member LLC in my name (husband) and the attorney said that it would be fine to proceed this way and that it would allow me to self-manage and maintain liability protection.

You might want to talk to some of your family members to see if they might want to invest with you.
