If you are still adamant on reaching out to a CPA; you can do the following1) take the suggestions posted in this thread2) Attend a local REIA event and network with the professionals in the event and ask who they use for a CPA.3) create a keyword alert for "Los angeles" and "California" and see who frequently post on threads with these keywords. you will notice some of the same posters. network with these individuals and ask who they use for a CPA.4) if you are still unable to connect with a CPA locally - feel free to find a CPA who works with clients remotely.

I do also see non-recourse frequently (no personal guarantee) but only on very large commercial deals and even then only a portion of those notes are non-recourse most of the time.

Most of the housing stock is older so repairs and maintenance occur frequently unless the house has received recent upgrades.

The houses are fully furnished and they supply some supplies as well as a gym, free golfing at a local gulf club, and frequent parties and BBQs.

If you can consistently deliver on time - you will be in high demand.Cost of legal services has not been a frequent complaint, by the way.Best luck!

The only similarity I see is BitCoin was an investment vehicle which until recently was the domain of the professionals who understood it well but now its become a mass market casino where everyone with $200 in his pocket thinks he can partake and make it big.

These kinds of deals come across my desk very frequently here in Connecticut in the area you are operating in and 9 times out of 10 this is where the deal momentum stops.
