You may also get a dressing down by the judge if they don't like landlords, but that is just part of the game.

I don't care how good that color looks on her, how stylish her dress is or how much you love her hair.  

I've walked in on this Tenant before when she was not fully dressed and it wasn't pretty. 

She takes her picture of her sipping coffee for instagram, then posts a 15 second video on TikTok, and maybe the check she gets from the cafe or hotel she's sitting at, or the company that sells the skimpy dress she is wearing (which she tags in the posts, in both cases), is twice as big since she's promoting them (& her insurance implicitly) on another platform.Me? 

Especially because I had to go fix their cleaning oversights at 10:00 PM on a Friday night after I was all dressed for my evening plans.

I started talking to all the different groups of kids including the shy ones, dressed nicer, smiled and laughed more, put my voice out there, got involved in sports, welding, and several activities and became class president.

Even at that, when you see hedge funds going into a market, you ask yourself questions..I totally agree with @Joe Villeneuve  that Detroit is not for out-of staters but with partnership with boots on ground, its time to begin to look closely at what going on there.Do not let all the negativeness dampen your interest.....opportunities don't come dressed in ribbon!

In particular, I've seen analyses of rentals where there are all sorts of assumptions about future rent increases and appreciation that are used to dress up a crummy rental.IMHO, if you're buying rentals you should understand the true cash flow you're going to get tomorrow.
