They are getting booked for around $75-100 per night in southern Vermont with proximity to ski resorts and lakes.

One booking 6 weeks from now really handicaps your ability to book MTR guests. 

They generally don't want unpermitted issues on the books any more than you do.Better to do this ASAP and not mess with it, you want to show that you are serious about getting this corrected.

My experience in the last 18 months…lots of “looks” on FF, but almost all bookings coming through Airbnb.

If you do a search on airbnb, you can see a few of larger homes (4 bedrooms+) are getting decent booking.
