I would like to work together as I think it would mutually benefit us both in the long run, and by that I mean I would like to be added to the portal along with automatic alerts so that we can start analyzing properties.

@Eamonn McElroy is correct in that the costs to look for new properties is not currently expensed and instead would be added to the cost basis of the new property you purchase.There were taxpayers who took your position where the IRS adjusted their return that is documented in various court cases.

This increase may be added to the rent and security deposit.

Anonymity can be added to each of these structure through the use of trusts - you may already have this, but you never mentioned it.
