What I'm getting from anyone that I ask is really a lot of opinions that aren't backed up by any rules, laws, etc. that actually give the agents/broker authority to do this.

In fact, they should be reported to the authorities for what I consider criminal behavior and at minimum for bait and switch practices and failure to properly disclose.

However, two things that are a big unknown and was wondering if this would automatically disqualify me... 1) I had a foreclosure on a condo that finalized in Feb 2019, so more than 5 years ago. 2) I work for myself and been doing this officially for 1 year only (prior to that I had a high W2 job).

If an expert doesn’t weigh in and you aren’t excited about paying someone else to list it I would certainly get an official opinion by your CPA but even that isn’t a guarantee.

The property tax cannot increase more than his even if the property value increases 5 times (I have properties that have increased 500% that have property tax based on values that are less than 1/3 of their current value).As for a jurisdiction mandating converting a JADU back to SFR upon owner move out I believe this is outside the jurisdiction’s authority.

Just pulling something from the internet (don't trust everything you see so take this with a grain of salt I'm not a lawyer): "If the building in question isn't officially designated as an SRO or hotel, it is illegal for landlords to rent individual rooms to tenants for a number of reasons, including that it could allow landlords to evade the maximum rent permitted by the Rent Stabilization Law and Code."
