I am afraid they don't: most areas in Milwaukee that are in the sub 100k category have not appreciated in the last 12 months.

In regards to Aaron and Tim's comments, I agree on not being afraid to admit I cannot do an adequate job at something.

The buyers will set the value and so many Investor are afraid of underpricing their Properties.

Afraid adding financing could complicate things. 

But only within a 2-mile radius there are plenty of 100k+ houses that are also all rentals.I am just afraid that they won't give me that much bc technically the house is still standing - only the back of it was impacted by the fire.

I was afraid this might be the case, but held out hope there might be a way to purchase the house and put cash back into the IRA. 

Don't be afraid to take risks or non-traditional paths.

Given that you don't have a lot of cash nor lots of experience, I'm afraid you might still need to get a job to bring in some income while you continue to build your experience in Real Estate.
