Second year distributions rise to 5.27%, third year 7.27%, according to the projections.Those projections may be at risk, for many reasons: the recent huge increase in interest rates -- increasing the cost of loans and decreasing valuations, insurance costs have skyrocketed, real estate taxes are up, labor and material costs for repairs & renovations have increased, etc.On the plus side, the majority of the ODC funds were designed to be high value add projects with plans to increase operating efficiencies, add tenants and raise rents.

that is more a RV park. the MBH parks down here. we typically own the land, lot, and trailers. there is a reason but long story short, if i just own the lot and they dont pay the fee. i do not have the biggest teeth to push the need for my money. but if i own it all, my experience says it is a better path

Our company is actually starting an Asset Management Mastermind to address these infrastructure issues and share our systems and procedures.

I would suggest picking someone with the most forum posts or the most/best reviews that way you know they are actually active!

And yes, my reasoning is most of the existing duplex properties are in areas I would never live in being a single mom.

I just want to hear some insight from people who’ve actually done it.
