I see you're in the Boston area, so if you're looking for cash flowing markets I'd recommend Lowell, Fitchburg, Leominster, just to name a few.

For flipping I would also normally not recommend adding an ADU.

In other words, all the other MTR hosts are dealing with the same expense.To control this expense, I always recommend an utility cap where tenants are charged for any usage over an established dollar amount.

Don't see any recommendations here for Innago, but I have had great support from them over the last several years.
