Way better than getting a door with a veneer over engineered wood - pretty much non repairable if a dog scratches the daylights out of it, someone bangs their dresser into it when moving and dings the heck out of it etc -- solid jams can be repaired easily and the hardness of oak will take WAY more abuse.

Most of the properties aren't zoned for hotel use, the host aren't licensed to run a hotel, the business isn't registered with city/state, tax evasion of course, rapes and sexual assaults, fraud etc.

I put in my leases that if the appliances stop working because of age or routine use I will fix or replace, but if there are signs of abuse it will be the tenant's responsibility.

When i had a corporate job and couldn't do the managing myself, i chose a turnkey company in Indianapolis based on a bus tour weekend where i did my due diligence and learned about the market, the company and the results. 3 years later, 8 SFH's and now in two different markets with the company, my wife and i enjoy good returns and more time together.

Martin - Unfortunately we had people abusing BP's prior policy on events; they posted pay events and other pitch-type meetings in our free networking area and it was very time intensive to sort out what was a get together that wasn't done in the name of BP to get people to come and get pitched and what was a legitimate gathering of local folks to connect.While you may not agree with it, we had to make a policy change that was consistent across the board.
