We have two flip homes and are possibly looking for investors, or to get a loan.

Long Term: highly unlikely but I suppose anything is possible.

That depends - if its a short term hard money loan possibly, but expect to pay more for it.I would first ask your current lender if you can extend the loan.

CA there is NO possibility of a deficiency judgement on a purchase money owner occ loan.. borrower can walk and the worse that happens is their credit will have a foreclosure if the bank goes that route or a deed in lu. 

Possibly too much, but I'm not 100% sure what I'll need. 

I am telling you that 100% occupancy is possible.

I don't deny that it's tough if you don't have family or contacts of your own, but with enough time and patience, I think it should be possible to develop contacts. 

An experienced agent will list your property with the language, "no showings until an accepted offer", to avoid violating your tenant's rights to the peaceful enjoyment of their home - possibly resulting in their lack of cooperations and a lawsuit against you.
