Basically my original tenant has stated that if she doesn't leave peacefully and some legal actions must be taken in the courts she is going to vacate the apartment and leave the problem on my hands.

It just depends on how much the Justice of the Peace and Constable have on their schedule already.

I would think you want to do many deals so after the first one, you can sit down and look closely at the results and adjust from there.My tips are to be transparent as the rehabber, don't skim, and give the money person peace of mind that he can get out of the deal if it sours.

I would not take a swing at the first thing you see or I would consider restructuring the deal as a property manager so you can gain land lording experience while the property owner can have peace of mind.

You can share with them that you must adhere to landlord-tenant law and are moving forward as fast as you can to restore peace and quiet to the property.
