@Robert Melcher totally agree.... they've already burned the kitchen down and wouldn't own up to responsibility..... i doubt they'll start now.they've mysteriously also said the kitchen ceiling has chipping paint, and might be due to a dripping faucet, so I need to go now.....I'll probably make the preliminary diagnostic, and call in the plumber knowing they'll complain

We had to go as far as having the notice posted on the door, took a picture of it & in court be told that since the tenant did not see it (it mysteriously disappeared from when I posted it to when they got in) the 10-day was not valid.I will suggest like others, have the unpaid bills sent to you...you will need to pay the bill however, you can add that on in damages.

Friday morning I got an email saying the terms and fees that I was given on the prior HUD-1 were fine and the closing was on.My advice would be to watch everything VERY closely and make sure that you know your numbers, because they might mysteriously change....and not in your favor.

Can't say I ever had a complete mystery tenant (I have had an unauthorized occupant or two that I turned into a tenant, like the move in boyfriend/girlfriend).
