Given their age and position in life… mailbox money flow forever sounds like a good start to retirement to me!

@Tanner Davis If you want to pursue either a fix/flip or BRRRR strategy, it sounds like you might need to find a partner/investor that knows you well and believes enough in you as a person to invest money in a project. 

Instead of their cash sitting in a savings account, they decided it would be a better investment to earn 3% on their money instead of .03% in the bank.

The ROI on your money can't be beat.

Keep spending money on it, and if it is not working.. 

All the while you could instead be putting that money into a new property (or properties) more quickly.

It just proves that everybody’s in it for the money.

You also do not want to be too cheap and leave money on the table.If you do all of that you will be well on your way to being successful.  

Obviously the numbers need to make sense but I am all in favor of trying to purchase properties in more A class area with the loan since there will only be very few times you can buy multifamily in these neighborhoods with as little money out of pocket.
