If you find a family that wants to talk and share their story your first step is to let them know you're a realtor, your second step is to find the way to place their house under contract so either listing it or buying it YOU can personally monetize it.

I have not done much research into raw land monetization, but some thoughts are to create a small wind turbine farm (there are plenty nearby) or possibly solar farm and sell clean energy credits, build a small house or cabin and sell it, or even looking into selling the rights to drill for only (also a few nearby, though I assume I'd need to hire someone to do some sort of land assessment) I do have a relatively small budget to invest in this.

Even if you find a rental property that you can purchase with $10k down it is unlikely you will clear $450/mo. net income to pay the loan, and then you've tied up all your reserves.
