I find the best thing is to spend time with others who have walked the road before me.Bottom line is you can have the best materials in the world but if you have a jackass installing them, they may as well be the worst.My units sell themselves- I'm not a salesman, I am a landlord.

And based on your side of the story, your neighbor's only solution is the get rid of tenants in the home, which isn't reasonable so you may as well just move on and ignore her. 

Your kitchen island may as well be a dump truck blocking all access to the refrigerator.

Truly impossible to treat everyone equal when you start doing this.I have been fortunate enough to receive all rent in April and expect to receive May as well but most of my tenants know that I expect rent on time.

You may as well use those 5 figures and actually do a flip/rental (using hard money as well), that way you'll learn way more than that group could ever teach you.
