Go to the Dept of Commerce website for some details (http://mn.gov/commerce/licensees/Real-Estate-License/index.jsp).You don't have the 90 hours of classes, tests and continuing education requirements but it gets you access to the MLS and from what I understand, the commission you would have been paying someone else.

Also in every state I am aware of, the Broker owns the agent listings.Regarding flipping houses, as a Licensed RE agent you MUST disclose your status as a licensee in accordance with state regulations, usually to all the parties.

Gordon Esq.He said, in part, “I know of no statutory law, regulations nor decisional law which imposes any special duty upon a real estate licensee acting exclusively as a principal in a real estate transaction. …”He goes on to talk about all the duties you have when acting as an agent.My take is you don’t want the seller to have any reason to believe you are acting as an agent in that specific transaction.
