Both an IRA and 401k can leverage with a mortgage, so long as the mortgage is non-recourse - meaning no personal guarantee from you.  

I can't guarantee how competitive they may be but it's a solution that we have used on some projects. 

Put the remaining $200k in the bank and earn $10k/yr guaranteed. (5x what you say you’re earning now.) and you don’t have to make a house payment on your other home any more as it will be paid off.

You're essentially loaning someone $100, 000's of dollars at no interest for an undetermined period of time with no guarantee of getting it back, right?

LLC is fine but I can guarantee they will sue you personally not matter what.. 

You can take $22k in tax savings (plus any state income tax savings) and walk  away with $150k on which the bank will pay you a GUARANTEED $600/mo in interest.

Although this is true, it is not 100% guaranteed that you'll be on the same page about everything which is OK.
