If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

I own properties in Canton right now but I want to expand north up to the Akron market.

If rates come down (most likely not in 2025) you can refinance or just shovel cash-flow and pay it down quicker. 

I heard plenty of podcasts to give the appraiser a folder showing upgrades to the property, comps in the area, etc.

We don't have any issue getting it booked up for the season.
