I just bought a duplex and have pretty much depleted my cash reserves,  good thing all 8 properties are paid for,  taxes and insurance are paid for the year, as long as no major repairs happen, my wife can hold us down if no rent money is collected,  but I do have my safety stash which I do not touch. 

Congratz Micheal@BrentseehusenGreat point Brent, We (my parents, I was a teenager) are actually kicking ourselves because we invested out there in the 90' and we were so disenchanted with the drive back into LA that we ended up short selling the Joker before the boom and bust of mid/early 2000's.

I heard one podcast where Del makes fun of those jokers and I got a good laugh out of it. 

Getting the kind of cash flow and financial returns I seek is increasingly harder when I'm competing with every joker with a checkbook.So, rather than continuing to beat my head against a wall, I'm now actively looking at small blue-collar sub-markets in places like Wisconsin, Ohio, and Michigan.I'm also fast becoming a huge fan of the Sun Belt, particularly Texas and possibly New Mexico.

We told the guy hey 1k em put it in escrow in 2 days.. never heard back from them.. its just a joke really.. total waste of our time.. so like you we get bombarded.. in our Vegas stuff its all phone calls now.. so each market is a little different on marketing methods.. but boy I cant think of a tougher thing to be doing in this market.
