Now that I know I will get licensed in either Fort Collins, CO or Cheyenne, WY, I am wondering if populations levels or average home pricing, or commercial activity are also factors I could consider.For instanceFort Collins, Larimer County, avg home value is roughly 348k, 350,000 populationCheyenne, Laramie County, avg value is roughly 259k, 98,000 populationI do like the small town feel of Cheyenne MUCH more than FOCO, but looking at the numbers, it is making me consider living in Fort Collins and focusing on that neck of the woods, with Cheyenne just being a 45 minute drive away.

@Collin WIlkinson It's hard to give specific feedback on your deal since your post doesn't have many details.You have two trends that may hurt your ARV:That price band of the market has softenedIf you buy now, you're selling in the winter, which is a weaker time in the market.Now, those reasons won't kill the deal, but make sure you're realistic about your ARV.
