But a lot of people do flips to build cash for buy and hold, or make good enough money that they keep doing it.

Most of the sophisticated folks I know are good enough to read the materials on their own and make a pretty good assessment of things.

Not sure about your market,but here in Southern CA the market does not have good enough margins to flip on short sales.

Consider wholesaling these deals you are finding to other investors to build capital and then they might return the favor and partner with you, or if you build a good enough reputation in your local investor market you might find people to loan you money.

So for me they are combo plays if you will, I know I will be getting the cash flow monthly and I am getting them at a good enough price where I will be able to get some appreciation dollars upon selling, whenever that is.Advice to my clients: I tend not to advocate investing strictly based on appreciation (even in a desirable place like west hartford).
