@Adam YetterI would say if your partner is strictly passive he should receive between 50-75% of cash flow and equity..

@Adam PetrieIf they are 2 single family dwellings on the same lot you likely need to seperate the lot with having both houses fronting on a public street.

Actually the first two are a business that can generate the money you need for the last one.If you have not already you should definable read the Millionaire Real Estate Agent by Gerry Keller.
